Selling your Rideau Lakes property
Pricing grounded in what buyers have actually paid, and marketing built by someone who spent 19 years on a world-leading digital marketing platform.
How I price your property
Rural and waterfront properties rarely have perfect comparables, so the method matters. You'll get the reasoning in writing, not just a number.
Start from sold prices
What buyers actually paid for similar properties nearby. Asking prices show what sellers hope for, so they don't set value.
Adjust for every difference
Timing, frontage, water quality, access, acreage, buildings, hydro, water and septic. Each sale is adjusted up or down to compare fairly with yours.
Weigh the closest matches
The most similar sales count most, and heavily adjusted ones count less.
Recommend a range
A clear estimate and price range, with the honest limits of the data explained.
Marketing sized to your property
Every listing gets the essentials done well. Waterfront and signature properties get more, because their buyers are spread further afield.
Every listing
Professional photography, a clear and honest description, and an MLS® listing through Rideau Realty Limited, Brokerage, so it appears across Canada on REALTOR.ca.
Waterfront and signature properties
Video and drone footage, and targeted online advertising that can reach buyers in other provinces and outside Canada. I also have real estate contacts in Utah and California I can share it with.
Regular updates
Showings, feedback and how your listing is performing online, so you always know where things stand.
What helps a rural sale go smoothly
Having these ready answers buyers' questions early and avoids surprises during conditions.
- Recent well water test and any records of the well.
- Septic records: installation date, permits and last pump-out.
- Permits for additions, decks, docks and shoreline work.
- Utility costs: hydro, heating fuel and property taxes for the past year.
- Survey and any easements or rights-of-way on title.
Two ways I can help you understand value
Both use the same careful method. They're for different situations, and neither is an appraisal.
Market evaluation (CMA)
A comparative market analysis of your home based on recent sales, with a recommended list price range and my reasoning in writing. It's the first step in deciding whether, and how, to sell. No cost, and no obligation to list.
Letter of Opinion of market value
For when you need to understand what a property is worth but aren't listing it, such as a private sale between family or neighbours, or an inherited property being divided among an estate. You get my written opinion of current market value. Flat fee; ask me for details.
Ask about a Letter of OpinionNot an appraisal
A CMA and a Letter of Opinion are opinions of market value from a real estate professional. They are not appraisals, and can't be used anywhere an appraisal is required, such as most mortgage financing. If you're not sure which you need, your lawyer, accountant or lender can tell you.

I'd be honoured to help you find your way home.
