Buying in the Rideau Lakes
Rural and waterfront properties come with questions city homes don't. I'll help you ask them early, and get the answers in writing before you make an offer.
From first call to keys
Every purchase is different, but this is the path we'll usually follow together.
Rather pick a time to talk it through?
A conversation
What you need, what you'd love, your budget and your timing. We'll talk about which communities fit, honestly.
A shortlist
Properties that match, plus the context listings leave out: road access, internet, services and what's nearby.
Viewings and homework
We visit together, in person or by video, and I flag the questions to ask about each property.
The offer
Pricing based on recent sales, and conditions that protect you: inspection, well and septic, financing and insurance.
Closing
I stay with you through your lawyer, your inspector and your lender until the keys are in your hand.
What to check before you write an offer
These are the questions I help buyers work through on every rural or waterfront property.
- Well water. Test for bacteria, and ask about flow late in the summer.
- Septic. Age, last pump-out, and an inspection as a condition of your offer.
- Shoreline. Whether the shore road allowance is owned, and which conservation authority regulates the lot.
- Permits. For the dock, boathouse, deck and any shoreline work.
- Road access. Municipal, private or seasonal, and who ploughs it in winter.
- Internet. Confirm the service available at the civic address itself, not just the area.
- Heating and insurance. Wood stoves, oil tanks and distance to the fire hall all affect insurance.
- Easements. Rights-of-way across or onto the property, and what they allow.
Cottage to year-round
Thinking of living at the lake full time? Ask about winterising, the heating system, year-round road maintenance, and how Hydro One classifies the account. I'll help you work out what a four-season conversion really involves before you commit.
Moving here from away
I spent seven years working abroad, so I know what it's like to settle somewhere new.
- Video tours when you can't be here in person.
- Remote offers and electronic signatures, with clear explanations at every step.
- Ontario paperwork in plain language: land transfer tax, the role of your lawyer, and title insurance.
- Settling in: register with Health Care Connect for a family doctor as soon as you have an Ontario address.
- A contact list you can trust: inspectors, well and septic contractors, lawyers and insurers who know rural properties.
